Buy to let mortgage or remortgage only

Unlike some mortgage broker firms we also offer residential mortgage or consumer buy-to-let.

Lifetime Mortgages/Equity Release Services

Although the advisors within Percom Finanical Services have a certificate in Regulated Equity Release, we have chosen to not directly advise on this type of lending. We do, however, have access to the main master broker within this market KEY PARTNERSHIP who specialise in advising and arranging equity release/lifetime mortgages.

If you are an employed or unemployed person aged 56 and older and have equity within your home, a lifetime mortgage could be a way to raise money for any legal purpose! Come and speak to us and we can guide you to a specialist within this area.

Portfolio Landlords

If you have more than four (4) other mortgaged buy-to-let properties, lenders will consider you to be a portfolio landlord. At Percom Finanical Services we ar authorised to advice portfolio and inexperienced landlords.

Property in Scotland or Wales

We do provide mortgages for properties in Scotland, Wales, England and Northern Ireland.

Limited Companies

In addition to “individuals’ criteria:

  • Special Purpose Vehicles (SPV) limited companies only
  • Must be a real estate SPV registered with England or Wales.
  • Maximum of four directors or shareholders
  • Each shareholder must provide a full personal guarantee.

The SIC code must be one of the following:

  • 64305
  • 64910
  • 68100
  • 68209
  • 68310
  • 68320

No other SIC codes will be accepted.

Houses in Multiple Occupation

We currently arrange loans for houses in multiple occupation with up to six tenants. If you are purchasing or refinancing a property with more than six tenants Percom Financial Services can look at alternative lenging options such as specialist or commercial mortgage lenders.

60-85% Loan to Value (LTV)

Percom Financial Services can advise and arrange BTL lending up to 85% loan to value. This means you will only need a 15% deposit (subject to lenders criteria at the time of application).
